19. Acceleration; Remedies. Lender shall gi~e notice to Borrower prior to acreler~tion foliowing BorroMCr's
breach of any covenant or agreement in this Security [nstrument (but not prior to acceferation under paragraphs 13 and 17
unless appticable law provides otherwise). The notice shall specify: (a) the default; lb) the action required to cure the
default; (c) a date, not (ess th~?n 30 days from the date the notice is given to Borrow•er. bf~ which the default must be cured;
and (d) that failure to cure the default on or before the date specified in the notice may result in acceleration of the sums
secured by this Security Instrument, foreclosure by judicial proceeding and sate of the Property. The notice shall further
inform Borrower of the right to reinstate after acceleration and the right to assert in the [oreclusure proceeding thc nan-
existence of a default or any other defQnse ot Borrower to acceleration and foreclosure. If the default is not cured on or
before the date specified in the notice, Lender at its option may require immediate payment in full of all sums secured by
this Security lnstrument without further demand and may foreclose this Security lnstrument by judicial proceeding.

21. Release. U~n payment of all sums secured by this Security Instrument, Lender shall releasc this Securit~
Instrument without charge to Borrower. Borrower shall pay any recordation costs.
22. Attorneys' Fees. As used in this Security Instrument and the Note, "attorneys' freti" ~hall inrlu~ie an~ att~~rnr~,'
fees awarded by an appellate court.
