THIS MEMORANDUM LBASE is made and entered into by and
between SID L. NATHANSON, D.C., and MONICA NATHANSCN, his wife,
referred to as "I.~ssor," and SID L. NATHANSON, D.C., P.A.
referred to as "Lessee", and TED PERKINS, D.C., and SUSAN
PERKINS, D.C., his wife, joining individually.
ARTICLE 1. DEMISE OF LEASED LANDS
1.01. Lessor for and in consideration of the rents,
covenants, and conditions set forth in the parent lease agreement
not of record ~o be kept, performed and observed by Lessee, does
lease and demise to Lessee, and Lessee does rent and accept from
Lessor the real property, referred to as "leased lands" described
in Exhibit "A" attached hereto and incorporated herein by
reference.
1.02. Lessor hereby represents and warrants that Lessor is
the owner in fee simple absolute of the leased land subject to
taxes for the year 1983.
1.03. L~ssor covenants and agrees with Lessee on paying the
rent and other charges provided for in the parent lease not of
record and observing and keeping the covenants, conditions, and
terms af the parent lease agreement on Lessee's part to be ke~t
or performed, shall lawfully and quietly hold, occupy and enjoy
the leased land during the term of this lease without hindrance
or molestation of Lessor or any person claiming under Lessor.
ARTICLE 'l. LEASE TERM
This lease shali be for a term of three (3) years, referred
to as "Lease Term", commencing on the lst day of October, 1983,
and expiring at 5:00 p.m. on the 29th day of September, 1986,
which lease contains options to extend the terms thereof.
IN WITNESS WHEREOF, this Memorandum Ground Lease has been
executed by the parties on the day of October, 1983.
