CONDOMINIUM SPECIAL WARRANTY DEED

THIS INDENTURE, made this 19 day of July,
1985, between RADNOR/ISLAND COMPANY, a Florida general partnership
(hereinafter referred to as "Grantor") ; and C~~E KAI~W6 and ~

(hereinafter referrec~ to as "Grantee").
W I T N E S S E T H: ;
That the Grantor, for and in consideration of th~ sum of ~
TEN DOLLARS ($10.00) and other good and valuable conside=ation to
it in hand, paid by the Grantee, the receipt of which is hereby
acknowledged, has granted, bargained and sold to the Grantee, and
the Grantee's heirs and assigns forever, the following described
real property situated, lying and being in Hutchinson Island, ~
Jensen Beach, St. Lucie County, Florida, to wit: '

to the Declaration of Condominium of Islandia lI
Condominium, recorded in Official Record Book 397,
pages 2862 et seq., Public Records of St. Lucie
County, Florida (the "Declaration of Condominium"),
together w~th an undivided share in the Common
Elements appurtenant to such Unit and all other
appurtenances to such Unit as set forth in the
Declaration of Condominiurn.
Grantee, by acceptance hereof, and by agreement with
Grantor, hereby expr~ssly assumes and agrees to be bound by and
to comply with all of the covenants, terms, conditions and
provisions set forth and contained in the Declaration of Condo-
minium, including, but not limited to, the obligation to make
payment of assessments for.Common Expenses (as said term is
defined in the Florida Condominium Act, Chapter 7I8 of the
Florida Statutes, as the same may be amended from time to time)
which may be levied against the above-described Unit together
with those assessments which may be levied pursuant to tr.e terms ;
of the "Common Facilities Declaration" or the "Islandia East '
~ ~Declaration", as defined below:
~ This conveyance is made subject to the following: '
~ 1. Real Estate taxes for the year 1985, and subs~quent
~ years;
2. Applicable zoning regulations and other restrictions,
~ prohibitions and/or regulations imposed by governmental authorities;

~ 3. All of the terms, provisions, conditions, rights,
• privileges, obligations, easements and liens set forth and contained
in the Declaration of Condominium, its exhibits, supplements and
amendments thereto, and all instruments therein referred to;
