LANDSCAPE PLAN REQUIREMENTS
The landscape plan shall consfst of two parts, shall be
drawn by a liscensed landscape architect or a landscape designer
which has been approved by the ARC, shall be to required scale
and shall provide as follows:
Part I- Site Plan - Min. of 1"=20'
The plot plan shall be signed by the owner and shall show
tree position, tree measurements, lot contourinq and perimeter
plantinq.
Since trees reduce temperature, muffle noise, filter
pollutants and reduce soil erosion, while at the same time
enhancing the beauty of the area by softe~inq the resident
structure itself, therefore additional shade trees on each site
are ~onsidered to be appropriate, Thouqh palms and pines are
native and effective, they do not take the place of shade trees
when tryinq to achieve the high foilage density effect
envisioned. Therefore the plat plan should include the required
shade trees, in addition to any pines and palms that are deemed
to be desirable. A minimum overall height of such shade trees
shall be ten feet and the trunk shall caliper to a minimum of
three inches.

Varieties that are consistent with The Reserve weather
F include, but are not limited to, the followinq: Oaks, Carrotwood,
~ Red Maple, Sweet Gum, Loblolly Bay, Sycamore, H ickory, Redbay,
Eucalyptus and Magnolia.
Any areas between the structure and adjacent roadways in
which the natural plant growth is disturbed must be sodded and
~ irriqated to provide a finished appearance. Any other areas
~ where natural plant growth is disturbed must be seeded and
~ irrigated. In addition, once a residence is constructed that lot
owner shall be required to irriqate and maintain to the edge of
the adjacent roadway pavement.
Parfi II - Foundation Plantinq Plan Min. of 1"=10'
~ The foundation planting plan shall be based on the final
approved building elevations, shall be signed by the owner, and
~ shall set forth the following:
~
(a) Location, size, type & number of foundation plantings.
(b) Area and type of grass.
~ (c) Location, area and height of all planting berms.
(d) Depth of soil suitable for plantinq in each designated
plantinq area.
(e) Method of handling storm water run-off. ~
(f) Integration of landscaping with driveway and storm ;
swale. i
