EXHIBIT "A" ~
Architectural Planninq Criteria
WHEREAS, the Declaration of Covenants and Restrictions for
Reserve Creek as recorded in Official Records Book , at
Paqes through , of the Public Records of St.
Lucie County, Florida, provides that Callaway Land & Cattle Co.,
Inc., (the "Developer"), a Florida corporation form a committee
known as the Architectural Review Committee (the ^ARC"); and
WHEREAS, the above-referenced Declaration of Covenants and
Restrictions for The Reserv~ Plantation provides that the Board
of Directors of The Reserve Plantation Property Owners
Association, Inc., (the "Association") on recommendation of said
committee, shall adopt and modify and/or amend from time to time
Architectural Planning Criteria for The Reserve Plantation, which
criteria are to be set forth in writing and made known to all
owners and all prospective owner~ in The Reserve Plantation;
NOW TNEREFORE, the Developer has appointed a committee to be
known as the ARC and in accordance with the duties and
obligations imposed upon said com mittee by the Declaration of
Covenants and Restrictions for The Reserve Plantation, the Board
of Directors of the Association, upon recom mendation of the ARC
~ does hereby adopt the following Architect~ral Planning Criteria:

~ 1. Purpose:It is the plan of Cdllaway Land & Cattle Co.,
° Inc., to develop The Res~rve Plantation into a community of
~ quality homes. All materials will be considered but must be
compatable with the above and must be approved by the ARC. The
ARC shall evaluate the proposed improvements with em phasis upon
their harmonious incorporation into the community as a whole and
! with specific emphasis on external desiqn, location of the
~ improvement, topo-graphy and conformity to the restrictive
covenants imposed here-under.
2. Building Type: No building shall be erected, altered,
_ placed or permitted to remain on any Lot other than one detached
single-family dwelling containinq not less than the followinq
square footaqes of liveable, air conditioned, enclosed floor
area, exclusive of open or screen porches, terraces, garages as
follows; 2000 square feet three bedroom, 23BB square feet fonr ~
~ 5edroom, 2700 square feet five bedroom; no structu~ce shall exceed ~
~ thizty (30) feet in height from the highest point of elevation on
~ said Lot and having a private and enclosed garaqe for not less
than two (2) nor more than four (4) cars with a minimum width of
22 feet and minimum depth of 20 feet. Access or entrance to all
garaqes shall be from the side. No front entry qarages shall tie
allowed. It is hiqhly recommended that an area within the ;
enclosed qarage shall be designed for storage and charginq of a
golf cart in that they are required to be shielded from view from
the road or adjacent d wellinqs. Unless approved by the ARC as to
use, location and ~rchitectural design, no qarage, tool or
