3. Plan Requirements: Al1 plans submitted to the ARC m~st be
not Iess that one-eiqhth-inch scale, m ust be drawn by a licensed
architect or an approved builder who shall be respoc?sible for the
construction of the proposed structure or structures and must
inclucle the following:
(a) An accurately drawn and dimensional plot plan
showing all building setbacks, easements, drives and walks which
may be drawn at not less than 1" equals 10' scale. s;
(b) Foundation plan, floor plan, exterior elevatians
of building as they will actually appear after all backfilliag
and landscaping is done from finished ground up.
tc) Actual samples of all materials such as roofing,
siding, brick, etc., as well as all exterior color schemes must
be submitted for approval.
4. Builder and C onstruction Approval: All buildets or
contractors must be approved by the ARC. Any construction done
in The Reserve Plantation by any buiider or contractor even
~ though the builder or contractor has been approved by the ARC
~ which is done in a poor or unworkmanlike manner may be stoped by
F the ARC, and further work on the job will cease until the work
~ has been corrected to the satisfaction of the ARC. Each owner or
~ his assigns by purchasinq property in The Reserve Plantation
~ hereby qives his petmission to the ARC or its representative to
~ inspect the work being done on his property at such reasonable ~
~ time and manner so as to assure conformity with these guidelines
and restrictions. ~
~ 5. Layouts: No foundation for a building shall be poured, ~
~ nor shall construction com mence in any manner or respect, until ~
the layout for the buildinq is approved by the ARC. It ie the !
~ purpose of this approval to assure that no trees are unnessarily ~
~ disturbed and that the home is placed on the Got in its most ~
~ advantaqeous position. it is the further Qurpose of these
~ quidelines to see that any hom~, outbuilding or other permanent
~ improvements are positioned on the lot as to meet the follo wing ~
