HomeMy WebLinkAbout0940 . ! ~ j . 1 f ~ ' ~ ~ i . ~ • ~ . ~ ' . / ~ . ~ . _ ' :r, _ _ - . . , ~ _ _ _ _ _ . . -•._..._._w._ EXHIBIT 'C' LANDSCAPE PLAN REQUIREMENTS - The landscape plan shall consist of two parts, shall be drawn by a liscensed landscape architect or a landscape designer which has been approved by the ARC, shall be to required scale and shall provide as follows: Part I- Plot Plan - Min. of 1"=10' The plot plan shall be signed by the owner and shall show tree position, tree measurements, lot ~ontouring and perimeter planting. Since trees reduce temperature, muffle noise, filter pollutants and reduce soil erosion, while at the same time enhancing the beauty of the area by softening the resident structure itself, additional shade trees on each site is considered to be appropriate. Thouqh palms and pines are native and effective, they do not take the place of shade trees when trying to achieve the high foilaqe density effect envisioned. Therefore the plot plan should inc~ude the required shade trees, in addition to any pines and palms that are deemed to be desirable. A minimum overall height of such shade trees shall be ten feet and the trunk shall caliper to a minimum of three inches. Varieties that are consistent with The Reserve weather include, but are not limited to, the following: Heritage Oaks, F Carrotwood, Red Maple, Sweet Gum, Goblolly Bay, Sycamore, Hickory, Redbay and Maqnolia. Any areas in which the natural plant qrowth is distiurbed must be completely sodded and completely irriqated with an underqround system to provide a finished appearance. i ~ Part II - Foundation Planting Plan Min. of 1"=1B' ~ ~ = The foundation planting plan shall be based on the fiaal ~ approved building elevations, shall be signed by the owner, and h shall set forth the following: kR. (c) Location, area and height of all planting berms. ~ (d) Depth of soil suitable for planting in each desiqnated planting area. € (e) Method of handlinq s~orm water run-off.
