Architectural Planning Criteria
WHEREAS, the Declaration of Covenants and Restrictions for
Fteserve Creek as recorded in Official Records Book , at
Pages through , of the Public Records of St.
Lucie County, Florida, provides that Callaway Land & Cattle Co.,
Inc., (the "Developer"), a Florida corporatian form a committee
known as the Architectural Review Committee (the "ARC"); and
WHEREAS, the above-referenced Declaration of Covenants and
Restrictions for Reserve Creek provides that the Board of
Directors of Reserve Creek Property Owners Association, Inc.,
(the "Association") on recommendation of said committee, shall
adopt and modify and/or amend from time to time Architectural
Planninq Criteria for Reserve Creek, which criteria are to be set
forth in writing and made know~ to all owners and all prospective
owners in Reserve Creek;
NOW THEREFORE, the Developer has appointed a committee to be
known as the ARC and in accordance with the duties and
obligations imposed upon said com mittee by the Declaration of
Covenants and Restrictions for Reserve Creek, the Board of
` Directors of the Association, upon recommendation of the ARC does
i hereby adopt the followinq Architectural Planninq Criteria:
~ 1. Purpose:It is the plan of Callaway Land & Cattle Co.,
f Inc., to devel.ope Reserve Creek into a community of quality
~ homes. All materials will be considered but must be compatable '
w i th the above and must be approved by the ARC. The ARC shal l
evaluate the proposed improvements with emphasis upon their
harmonious incorporation into the community as a whole and with
specific emphasis on ex~ernal design, location of the ~
improvement, topography and conformity to the restrictive
covenants imposed hereunder. ~

2. Building Type: No buildinq shall be erected, altered,
placed or permitted to remain on any Lot other than one detached
single-family dwellinq containing not less than the followinq
square footaqes of liveable, air conditione~3, enclosed floor
area, exclusive of open or screen porches, terraces, garaqes as
follows; 2000 square feet three bedroom, 2300 square feet four
bedroom, 2700 square feet five bedroom; no structure shall exceed
thirty (30) feet in height from the highest point of elevation on
said Lot and having a private and enclosed garage for not less
than two (2) nor more than faur (4) cars with a minimum width of
22 feet and minimum depth of 28 feet. Access or entrance to all
qarages shall be from the side. No front entry garaqes shall be
allowe8. It is highly recommended that an area within the
enclosed garaqe shall be designed for storage and charging of a
qolf cart in that they are required to be shielded from view from
the road or adjacent d wellings. Unless approved by the ARC as to
use, location and architectural design, no qarage, tool ot
