storage room may be constructed separate and apart from the
residential dwelling, nor can any such structure(s) be
constructed prior to construction of the main residential
dwelling. Detached buildinqs, qazebos, etc. for whatever
purpose, will only be permitted if they are within the required
building setbacks and do not im pinge upon the view of the
neighbors. No docks or boathouses shall be allowed.
3. Plan Requirements:All plans submitted to the ARC must be
not less that one-eighth-inch scale, must be drawn by a licensed
architect or an approved builaer who shall be responsbile for the
contruction of the proposed structure or strnctures and must
include the following:
(a) An accurately drawn and dimensional plot plan
showing all building setbacks, easements, drives and walks which
may be drawn at not less than 1" equals 1B' scale.
(b) Foundation plan, floor plan, exterior elevations
of building as they will actually appear after all backfillinq
and landscaping is done from finished ground up.
(c) Actual samples of all materials such as roofing,
sidinq, brick, etc., as well as all exterior color schemes must
be submitted for approval.
4. Builder and C onstruction Approval: All builders or
contractors must be ap~roved by the ARC. Any construction done
in Reserve Creek by any builder or contractor even though the
builder or contractor has been approved by the ARC which is done
` in a poor or unworkmanlike manner may be stoped by the ARC, and
~ further work on the job will cease until the work has been
~ corrected to the satisfaction of the ARC. Each owner or his
~ assigns by purchasinq property in Reserve Creek hereby gives his
~ permission to the ARC or its representative to inspect the work
being done on his property at such reasonable time and manner so
as to assure conformity with these guidelines and restrictions.
5. Gayouts: No foundation for a building shall be poured,
nor shall construction commence in any manner or respect, until
the layout for the building is approved by the ARC. It is the
purpose of this approval to assure that no tre~s are unnessarily
dfsturbed and that the home is placed on the Lot in its most
advantageous position. It is the further purpose of these
~ sidelines to see that any home, outbuildinq or other permanent
~ improvements is positioned on the Zot as to meet the followinq
~ set-backs from lot lines:
~ a) Front set-back - 50 feet
~ b) Side set- back - 15 feet
~ c) Back set-back - 25 feet
d) Side set-back (road side corner lot) - 50 feet
~ However, these guidelines may be varied with specific
approval of the ARC where necessary to maximize the aesthetic
value of and the harmony with adjacent lots.
