Exterior Color Plan: The ARC shall have final approval ~ of all exterior color plans and each Owner must submit to the ARC a color plan showing the color of the roof, exterior walls, shutters, trims, awnings etc. The ARC shall consider the extent to which the color plan is consistent with and/or conforms to the 'natural' color scheme of and for Reserve Creek. All interiar window treatments such as drapes, blinds, shutters etc. shall be of a white or light neutral colar so when viewed from the road or adjacent dwellings it ~?ill be in harmony with the subdivision as a whole. No refelctive windows or reflective window tinting shall be allowed. 7. Roofs: There shall be no exposed flat roofs or roof pitches less than six feet in twelve feet except porches, patios and flared eaves. All roof covering materials must be specifically approved by the ARC. Currently the only approved roofing materials are; Cedar shakes, wood composite and cement tile. 8. Blocks: There shall be no exposed cement blocks. 9. Roof Overhanq: There shall be a minimum roof overhang of 36 inches, unless otherwise approved by the ARC. lA. Exterior Flashing: All exterior flashing and metal work shall be copper or aluminum. ~ E 11. Drivewa r~Construction: All dwellings shall have an ~ approved and maintained driveway of at least eighteen (18) feet in width at the entrance of the qaraqe, To com ply with ~ government regulations, the original contouring of each building ~ site may includes a swale for water accumul.ation and run-off. Driveways and access walks crossing this swale must conform to and provide culverts consistent with approved engineering drawings. Charges f~r this are the responsibility of the lot owner. 12. Si ns: No sign of any kind shall be displayed to the I public view on any Got(s) except for the followinq: (a) The owner of or exclusive sales agent for said owner of a single family residence or any Lot(s) may place one (1) professional type sign advertising the property for sale; the size and design of which must be approved by t~e ARC. 13. Games and Play Structures: All basketball backboards and any other games and play structures sha1Z be located at the rear of ~he d welling, or on the inside portion of corner lots - within the setback lines.
