Fences and Walls: The composition, location and height of any fence and/or wall to be constructed on any Lot shall be subject to the approval. of the ARC. The ARC shall require the composition of any fence or wall to be~consistent with the material used in the surrounding homes a~d other fences, if any. Approved walls or fences may be no hiqher than four (4) feet along road sides and perimeters while privacy walls or fences not to exceed six (6) feet shall be permitted inside the setback area. Chain link and stockade style fences are prohibited. 15. Gandscaping: A basic landscaping plan for each lot must be submitted to and approved by the ARC. The entire Lot, includinq that portian of the Lot between the street pavement and the right-of-way line, shall be maintained. It shall be the goal of the ARC in the approval of any landscaping plan and layout plan to preserve all existing trees where possible. See the attached Landscape Plan Requirements (Exhibit 'C'). 16. Swimming Pools and Tennis Courts: Any swimrt~inq pool or tennis court to be constructed an any Lot shall be subject to the approval of the ARC. Any lighting of a pool or other recreational area shall be designed so as to buffer the surroun- ding residences from the lighting a~d must be approved by the ARC. Detached swim ming pools will be approved when unscreened. ~ If a pool enclosure is desired, it must be designed as an ; intergal part of the roof and walls. The structural members must be com posed of materials utilized on or campatible with the main structure of the residence so as to provide a qeneral appearance ~ for the enclosure that blend~ v:ith the main structure and ` demonstrates continuity of materials, character and theme. The ~ use of inetals (i.e. anodized, enameled, etc.) for scceen ~ attachment purposes may be used upon submission of samples and subject to approval. The use of mill finish aluminum for any ~ purpose will not be approved. ~ I f one owner elects to purchase two (2) adjoininq Lots and use ane for recreation purposes, the Lot used for recreational purposes must be adequately screened by landscaping and/or walls or fences on both the front and side as required by the ARC. It shall be the intent of the ARC to screen any such use from public ~ view. ~ 17. Garbage and Trash Contai~ers: No Lot shali be used or ~ maintained as a dum pinq ground for rubbish, trash or other waste. ~ All trash, garbage and other waste shall be kept in sanitary g: cantainers, and, except during pickup if the containers are ~ required to be placed at the curb, all containers shall be kept ~ within an enclosure which the ARC shall require be constructed ~ with each d welling. ~ 18.
