' EXHIBIT 'C' LANDSCAPE PLAN REQUIREMENTS ; ~ Y t The landscape plan shall ~onsist of two parts, shall be drawn by a liscensec3 landscape architect or a landscape desfgner whi~h has been approved by the ARC, shall be to required scale and shall provide as follows: Part I- Plot Plan - Min. of 1"=10' The plot plan shall be signed by the owner and shall show tree position, tree measurements, lot contouring and perimeter planting. Since trees reduce temperature, muffle noise, filter pollutants and reduce soil ero~ion, while at the same time enhancinq the beauty of the area by softening the resident structure itself, additional shade tzees on each site is considered to be appropriate. Thouqh palms and pines are native and effective, they do not take the place of shade trees when trying tc achieve the high foil.age density effect envisioned. Therefore the plot plan should include the required shade trees, in addition to any pines and palms that are deemed to be desirable. A minimum overall height of such shade trees shall be ten feet and the trunk shall caliper to a minim um of three inches. Varieties that are consistent with The Reserve weather include, but are not limited to, the followinq: Neritage Oaks, Carrotwood, Red Maple, Swee~ Gum, Loblolly Bay, Sycamore, Nickory, Redbay and Magnolia. Any areas in which the natural plant growth is disturbed must b~ sodded with a Floratam oz St. Augustine variety of qrass (unless otherwise approved) and com pletely irriqated with an undergroe~nd system to provide a finished appearance. Part II - Foundation Planting Plan Min. of 1"=10' The foundation planting plan shall be based ort the final approved buildinq elevations, sha21 be signed b~ the owner, and ! shall set forth the following: (a) Gocation, size, type & number of foundation plantinqs. (b) Area and type o£ grass. (c) Location, area and heiqht of all plantinq berms. (d) Depth of soil suitable for plantinq in each desiqnated planting area. (e) Method of handling storm water run-off.
