WITNESSETH, that the Grantor, for and in consideration of the sum of ten dollars (10.00) and other valuable considerations the receipt where-
of is hereby acknowiedged has granted, bargained, and sotd unto thx Grantee, and Grantee's heirs or successors, and assig~s forever, all that certain
parcel of land in the County of St . Lucie and State of Florida to wit:
To those certain lots, pieces, or parcels of land, situate, lying and being in the
County of St. Lucie and State of Florida, more particularly described as follows,
to-wit: Commence at the point of intersection of the East rignt of way line of the
Florida East Coast Railway Company and the North line of Section 35, Township 35
_ South, Range 40 East; run thence Southeasterly along the East right of way line of
said Florida East Coast Railway Company, a distance of 1201.10 feet to the point of
beginning, thence run West parallel to the North line of said Section 35 to the West
li~e of the E 1/2 of the NE 1/4 of the said Section; thence South along the West line
of the E 1/2 of the NE 1/4 of said Section 35, a distance of 100 feet; thence run East
parallel to the North line of said Section, to the West boundary of the Indian River;
thence NortttWesterly along the tJest bank of the Indian River to a point due East of
the point of beginning; thence run West parallel to the North line of said Section 35
to the point of beginning; same being a part of the North 1240 feet of the E 1/2 of
the NE 1/4 of Section 35, Township 35 South, Range 40 East; EXCEPTING THEREFROM, the '
right of way of the Florida East Coast Railway Company and the right of way for public
road knoWn as Indian River Drive.
Sub3ect to that certain mortgage recorded in O.R. Book 287, at Page 2972,
of the Public Records of St. Lucie Coun-ty, Florida, in favor of
C.J. Hartwein and Helen'Hartwein; which the Grantee(s)
herein specifically assumes and agrees to pay.
Ii ar,d the Grantor does hereby fully warrant the title to said land, and witl defend the same against the lawful claims of all persons whomscever,
