Declaration of Condominium recorded July 27, 1984, in Official Records Book 439 at
pages I93-295 of the Public Records of St. Lucie County, Flozida, as amended ~
together with all appurtenances thereto, including an undivided interest in the Common '
Elements of said Condominium as set forth in the Declaration. This conveyance is subject
to the folloWing:
1. Taaes and assessments for the year 1985 and subsequent years.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
limitatioas aad easements of zecord and/or existing zoning ordinances aad regulations,
conditions, restrictions, reservations, limitations and easements of record described
in the Aeclaration of Condominium, if any.
3. The Declaration of Condominium as it may be ameaded by its terms, and Exhibits at-
tached thereto, including without limitation the Articles of Incorporation and By-Laws
of Midport Place I Condominium Association, Inc., a Florida corporation not for
profit.
4. The Declaration af Covenants and Restrictions as it may be amended by its terms, and
Exhibits attached thereto, including without limitatioa the Articles of Incorporation
and By-Laws of Midport Place Master Association, Inc., a Florida corporation not for
profit, recorded July 27, 1984 in O/R Book 439, Page 172, St. Lucie County, Florida.
5. All conditions, restrictions, limitations, rights-of-way common to the subdivision and
utility and drainage easements of record common to oz reserved ia the subdivision plat
or which may be placed of record bq Sponsor prior to the closing of this traasaction;
6. An Easement granted to Florida Power and Light Companq, dated Afay 17, 1965 and record-
ed in Official Records Book 118, Page 332 of the Public Records of St. Lucie County.
7. An Easement from I~iidport Place I Condominium Association, Inc., to.Perrq Cable TV
Corp., recorded November 19, 19$4, in 0/R Book 448, page 1484, Public Records, St.
Lucie County, Florida.
The benefits and obligations hereunder sha11 inure to and be binding upon the heirs, ~
executors, a~i,~iscx tors, and successora of Grantee and the Grantor Warrants title to all ~
the premises hereby onveqed, and will defend the same against the lawful claims of all ~
peraons whomsoever.
