WITNESSETH:
TAAT the Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) and
other good and valuable consideration, to it ~n hand paid by the Grantee, the receipt
vhereof is hereby acknowledged, has granted, bargained and sold to the Grantee, (its)
(his)(her)(their) successors, assigns, heirs, personal representatives, forever, the
following described real property and rights and interest as set forth belov in real
property located and situated in the County of St. Lucie and State of Florida, to Wit:
Unit H-203 of Hidport Place II, A Condominium. according to the Declaration of
Condominium recorded April 15, 1985 in Official Records Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie County, Florida, as subsequently amended.
together with all appurtenances thereto, including an undivided interest in the Com~on
Elements of said Condominium as set forth in the Declaration. This conveyance is subject
to the folloWing:
1. Taxes and assessments for the year 1985 and subaequent years.
Existing zoning ordinance~ and regulations, conditions, restrictions, reservations,
limitations and easements of record and/or existing zoning ordinances and regulations,
conditions, restrictions, reservations, limitations and easements of record described in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terms, and Exhibits
attached thereto. including withaut limitation the Articles of Incorporation and By-Laws of
: ~iidport Place II Condominium Association, Inc., a Florida corporati~~ ~~r fnr =rofit.
4. The Master Declaration as it may be amended by its terms, and Eahibits attached
thereto, including without limitation the Articles of Incorporation and By-Laws of Midport
Place Master Association, Inc., a Florida corporation not for profit. ~
5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record co~on to or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing of this transactioa;
b. An Easement granted to Florida Power and Light Companq, dated May 17, 1965 and
recorded in Officia Records Book 118, Page 332 of the Fublic Records of Brevard County.
The benefits an obligations hereunder shall inure to and be binding upon the heirs,
executors, administr t rs, and successors of Grantee and the Grantor warrants title to all
the premises hereby c veye nd will defend the same against the lawful claims of all
