other good and valuable consideration, to it in hand paid by the Grantee, the receipt
whereof is hereby acknowledged, has granted, bargained and sold to the Grantee, (its)
(his)(her)(their) succesaors, assigns, heirs, personal representatives, forever, the
folloWing described real property and rights and iaterest as set forth below in real
property located and situated in the County of St. Lucie and State of Florida, to wit:
Unit I-206 of Midport Place II, A Condominium, according to the Declaration of
Condominium recorded April 15, 1985 in Official Records Bock 461 at Pages 1184-12$8 of
the Pablic Records of St. Lucie County. Florida, as subsequently amended.
together with all appurtenances thereto, including an undivided interest in the Common
Elements of said Condominium as set forth in the Declaration. This conveyance is sub~ect
to the following:
1. Taxes and assessments for the year 1985 and subsequent years.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
limitations and easements of record and/or exieting zoning ordinances and regulations,
conditions, restrictians, reservations, limitations and easements of record described in
the Declaration of Condominium, if any.
3: The Declaration of Condominium as it may be amended by its terms, and Exhibits
attached thereto, including Without limitation the Articles of Incorporation and By-Laws of
Midport Ylace II Condominium Association, Inc., a Florida corporation not for profit.

thereto, including without limitation the Articles of Incorporation and By-Laws of Nidport

5. All coaditions, restrictions, limitations, right-of-waq common to the subdivision and
utility and drainage easements of record common to or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing o~ thie transaction;
6. An Easement granted to Florida Power and Light Company, dated May 17, 1965 and
recorded in Official Records Book 118, Page 332 of the Public Records of Brevard County.
The benefits and obligations hereunder shall inure to and be binding upon the heirs,
executors, administra ra, and successors of Grantee and the Grantor warrants title to all
the premises hereby veyed, and will defend the same against the lavful claims of all
persons whomsoever. .
