WITNESSETH:
TflAT the Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) and -
other good and valuable consideration, to it in hand paid by the Grantee, the receipt
whereof is hereby acknowledged, has granted, bargained and sold to the Grantee, (ita)
(his)(her)(their) svccessors, assigns, heirs. personal representatives, forever, the
following described real property and righta and interest as set forth below in real
property located and situated in the County of St. Lucie and State of Florida, to wit:
Unit D-101 of Midport Place II, A Condominium, according to the Declaration of
Cundominium recorded April 15, 1985 in Official Records Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie County, Florida, as subsequently amended.
together with all appurtenances thereto,.including an undivided intereat in the Comanon
EZements of said Condominium as set forth in the Declaration. This conveyance is sub~ect
to the following:
I. Taxes and assessments for the year 1985 and ~uo~equent yebi~.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
3~imitations and easements of record and/or existing zoning ordinances and regulations,
conditions, restrictions, reservations, limitations and easements of record described in
the Declaration of Condominium, if anq. ~
3. The Declaration of Condominium as it may be amended by its terma, and Exhibite
attached thereto, including without limitation the Articles of_Incorporation and By-Laws of
Midport Place II Condominium Association, Inc., a Florida corporation not for profit.

5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record co~on to or reserved in the su~division plat or
whi~h may be place of record by Sponsor prior to the closing of this transaction;
6. An Easement granted to Florida Power and Light Company, dated Hay 17, 1965 and
recorded in Official Records Book 1~8, Page 332 of the Public Kecords or Brevard County.
The benefits and obligations hereunder shall inure to and be binding upon the heirs,
executors, adminiatrators, and successore of Grantee and the Grantor warrants title to all
the premises hereby conveyed, and will defead the same against the lawful claims of all
persons whomsoever.

~ By acceptance and recordation hereof, the Grantee specifically agrees to be bound by
and accept and assume performance of all of the applicable provisions of the aforesaid
~ Declaration of Condominium and Exhibits thereto, including the restrictions on conveyance,
all of which were disclosed to the Grantee and acknowledged by Grantee to be reasonable.
