WITNESSETH:
THAT the Grantor, for and in conaideration of the sum of TEN BOLLARS ($10.00) and
other good and valuable consideration, to it in hand paid by the Grantee, the receipt
whereof is hereby acknovledged, has granted, bargained and sold to the Grantee, (its)
(his)(her)(their) succesaors, assigns, heirs, personal representatives, forever, the
folloving described real property and rights and interest as set forth below in real
property located and situated in the County of St. Lucie and State of Florida, ta wit:
Unit I-108 of Midport Place II, A Condomi~nium. according to the Declaration of
Condominium recorded April 15, 1985 in Official Records Book 461 at Pages 1184-1288 of
the Public Records of SC. Lucie County, Florida, as subsequently amended.
together with all appurtenances thereto. including aa undivided interest in the Common
Elements of said Condominium as set forth in the Declaration. This conveyance is subject
to the folloWing:
i. Tages and assessments for the year 1985 and subsequent years.
2. Bxisting zoning ordinances and regulations, conditions, restrictions, reservations,
Iimitations and easements of record and/or existing zoning ordinances and re~±~?-Ations,
cnnditions, restrictions, reservations, limitat{~+n~ and easements of record described in
the Declaration of Condominium, if any.
3: The Declaration of Condominium as it may be amended bq its terms, and Exhibits
attached thereto, including Without limitation the Articles of Incorporation and By-Laws of
Midport Place II Condominium Aseociation, Inc., a Florida corporation not for profit.
4. The Master Declaration as it may be amended by ita terms, and Exhibits attached
thereto, including without limitation the Articles of Incorporation an3 By-Laws of Midport
Place Master Association, Inc., a Florida cozporation~not for profit.
5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record co~on to or reserved in the subdiviaion plat or
which may be place of record by Sponsor prior to the closing of this transaction;
6. An Easement granted to Florida Power and Light Company, dated May 17, 1965 and
recorded in Official Records Book 118, Page 332 of the Public Records of Brevard County.
The benefits and o igations hereunder shall inure to and be binding upon the heirs,
executors, administrato , and successors of Grantee and the Grantor warrants title to all
; the premises hereby con yed, and will defend the same against the lawful claims of all
persons whomsoever.

' By acceptance and cordation hereof, the Grantee specifically agrees to be bound by
