following described real property and rights and interest as set forth below in real

Condominium recorded April 15, 1985 in Official Records Boak 461 at Pages 1184-1288 of
the Public Records of St. Lucie Countq. Florida, as subsequently amended.
together vith all appurteaances thereto, including an undivided interest in the Co~on
Elements of said Condominium as set forth in the Declaration. This conveyance is sub~ect
to the following:
1. Taxes and assessments for the year 1985 and suhsequent years.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
limitations and easements of record and/or existing zoning ordinances aad regulations,
conditiona,~restrictions, reservations, limltationa and easements of record described in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terme, and Exhibits
aetached thereto, including withaut limitation the Articles of Incorporation and By-Laws of
Midport Place II Condominium Association, Inc., a Florida corporation not for profit.
4. The Master Declaration ae it may be amended by its terme, and Eahibits attached
thereto, including without limitation the Articles of Incorporation and By-Laws of Hidport
Place Master Association, Inc., a Flortda corporation not for profit.
5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record common to or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing of this transaction;

; The benefits and ob2igations hereunder shsll inure to and be binding upon the heirs,

By acceptance and e ordation hereof, the Grantee specifically agrees to be bound by
