SPECIAL WARRANTY DEED ~
This INDENTURE, made this ~~T~ day of NDU~~RG~- ,
1985, between RADNOR/OCEANA SOUTH PARTNERSHIP, a Florida general
partnership, (hereinafter referred to as "Grantor"); and THE
OCFANA SOUTH ASSOCIATION, INC., a Florida corporation
not-for-profit, whose post office address is 10660 South AlA,
Jensen Beach, Florida 33457 (hereinafter referred to as
"Grantee").
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum
of TEN DOLLARS (;10.00) and other qood and valuable consideration
to it in hand paid by the Grantee, the receipt of which is hereby
. acknowledqed, has qranted, barqained and sold to the Gran~ee, and
the Grantee's successors and assigns forever, the real property
situated, lying and.beinq in Hutchinson Island, Jen~en Beach, St.
Lucie County, Florida, to wit:

1. Real Estate taxes for the year 1985, and subsequent ~
years;

regulations, restrictions and ordinances; '
3. Title to the portion of the premises which is or
may be filled in land, or which is or has been under water or
which lies below the mean hiqh water mark of the Atlantic Ocean.
4. Any riqhts of the public for use of any portions or
the Real Property.
5. All of the terms, provisions, conditions, rights,
privileges, obliqations, easements and liens set forth and
: ' contained in that certain Oceana South Declaration of.Covenants,
Restrictions and Easements dated May 13, 1981, recorded in
~ Official Record Book 356, at page 292, Public Records of St.
Lucie Connty, Florida, as supplemented by that certain Oceana
South Supplementary Declaration of Covenants, restrictions and
Easements dated August 6, 1981, recorded in Official Record Book
361, at page 2739, Public Records of St. Lucie County, Florida,
together with any further supplements and amendments thereto, and
, all instruments therein referred to;
6. All agreements, ccvenants, conditions,
restrictions, riqhts, reservations, easements and other matters
~ of record, if any, which may now affect the aforedescribed Real
Property.
TO HAVE AND TO HOLD the above granted, bargained and
described Real Property, with the appurtenances, unto the said
Grantee, its successors and assigns, to its own proper use,
benefit and behoof forever, subject as aforesaid. ~
