WITNESSETH:
TEAT the Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) and
other goad and valuable consideration, to it in haad paid by fhe Grantee, the receipt

folloving described real property and rights and interest as set forth below in real

Condominium recorded April l5, 1985 in Official Recorde Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie County, Florids, as subsequently amended.
together with all appurtenances thereto, including an undivided interest in the Com~on
Elements of said Condominium as ~set forth in the Declaration. This conveyance is sub~ect
to the folloWing:
1. Taaes and assessments for the year 1985 and subsequent years.
2. F.xisting zoning ordinances and regulations, conditions, restrictione, reservations,
limitations and essements of record and/or existing zoning ordinances end regulations,
conditions, restrictions, reservations, limitations and easements of record described in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terms, and Exhibits
attached thereto, including Without limitation the Articles of Incorporation and By-Lavs of
Midport Place II Condominium Association, Inc., a Florida corporation not for profit.
4. The Master Declaration as it may be amended by its terms, and Exhibits attached
thereto. including without limitation the Articles of Incorporation and By-Laws of Midport
Place Master Association, Inc., a Florida corporation not for profit. ~
All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record common to~ or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing of this transaction;
6. An Easement grante~ Flnr~da Pover and Light Companq, daced l~iay 17, 19b5 and
recorded in Official Records Book 118, Page 332 of the Public Records of Brevard County.
The benefits and ligations hereunder shall inure to and be binding upon the heirs,
executors, administrato , and successors of Grantee and the Grantor varrants title to all
the• premises hereby co eyed, and Will defend the same against the lawful claims of all

; By acceptance and co ation hereof, the Grantee apecifically agrees to be bound by
