following described real property and rights and interest as set forth belov in real

Condominium recorded Ap=il 15, 1985 in Official Recor~s Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie Countq, Florida, as subset~uently amended.
together ~rith all appurtenances thereto, including an undivided interest in the Co~on
Elements of said Condominium as set forth in the Declaration. This conveyance is subject
to the folloWing:
1. Taues and assesements for the year 1985 and subsequent years.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
limitations and easements of record and/or existing zoning ordinances and regulations,
conditions, restrictiona, reservations, limitations and easements of rec~::: ~~o~=lbed in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terms, and Exhibits
attached thereto, including Without limitation the Articles of Incorporation and By-Laws of
Midport Place II Condominium Association, Iac., a Florida corporation not for profit.
4. The Haster Declaration as it may be amended by its terms, and F.xhibits attached
thereto, including withou[ limitation the Articles of Incorporation and By-Laws of Hidport
Place Master Associatioa, Inc., a Florida corporation not for profit.
- 5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
utility and drainage easements of record common to or reserved in the subdivision plat or
, which may be place of record bq Sponsor prior to the closing of this transaction;
6. An Easement granted to Florida Power and Light Company, dated May 17, 1965 and
rscorded in Official Records Book 118, Page 332 of the Public Records of Brevard County.
The benefits and obligations hereunder shall inure to and be binding upon the heirs,
executors, adminiatrators, and successors of Grantee and the Grantor varrants title to all
the•premises hereby conve ed, and will defend the same against the 1aWfu1 claims of all
