Condominium recorded April 15, 1985 in Official Records Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie Countq, Florida, as su~sequently amended.
together with all appurtenances thereto, including an undivided interest in the Common
Elementa of said Coadominium as set forth in the Declaration. This conveyance is sub~ect
to the folloWing:
1. Taaes and assessments for the year 1985 and subsequent years.
2. Existing zoning ordinances and regulations, conditions, restrictions, reservations,
limitations and easements of record and/or existing zoning ordinances and regulations,
conditions, restrictiona, reservations, limitations and easements of record described in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terms, and Exhibits
attached thereto, including without limitation the Articles of Incorporation and By-Laws of
Nidport Place II Condominium Association, Inc., a Florida corporation not for profit.
4. The Maeter Declaration as it maq be amended by its terms, and Eghibits attached
thereto, including without limitation the Articles of Incorporation and By-Lavs of Midport
Place Master Aseociation, Inc., a Florida corporation not for profit.
5. All conditions, restrictioas, limitations, right-of-way common to the subdivision and
utility and drainage easements of record common to,or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing of this transaction;
fi. An Easemen~ granted to Florida Posier and Light Company, dated May 17, 1965 and
recorded in Of~'icial Records Book 118, Page 332 of the Public Records of Brevard County.
The ben~its and obligations hereunder shall inure to and be binding upon the heirs,
` executors, a~inistrators, and successors of Grantee and the Grantor warrants title to all
~ the premises hereby conveyed, and will defend the same against the lawful claims of all
~ersans whomso~ver.
