Owner shall pay the aforesaid note and shall comply with each of its covenants and the covenents ot this mongage. pay all
taxes which may acc~ue on said property, keep the premisea insured ageinst all risks oi property damage, including flood
insurance at tull insurable value and pay all coats and expenses ot collection. including a reasoneble attorney's tee, whethe~
incurred at pretrial, trial or appellate proceedinga, o~ othsrwiae. Ovmer will not without the prior written consent of the
Mortgagee. egree to sell or tronster, or sell ur transfer, the ebove described property. Upon breach of any o~ the provisions of
the note or ot this mongage or of any superior or inferior mortgage o~ security instrument encumbering the prope?ty.
Mortgagee may declare the entire outatsnd+ng indebtedneas immediately due and payable.
Any sum or sums which may be loaned or advanced by the Mortgagee to the Owner at anY t+me within twenty 1201 years
trom the date of this Indenture, together with interest thsreon at the rate agreed upon at the time of such loan or advance,
shaN be equally secured with and have the same priority as the original indebtedness and be subject to all the terms and
provisions of this Indenture: provided, thst the aggregate amount ot principal outstanding et ~ny time shall not exceed
(s 50.000.00 or if the preceding blank is not completed. then an amount equal to one hundrsd and fihy per
cent (15096) of the principal amount originally secured hereby shall apply.
