WITNESSETH:
THAT the Grantor, for and in consideratian of the sum of TEN DOLLARS ($10.00) and
other good and valuable consideration, to it in hand paid by the Grantee, the receipt
whereof is hereby acknowledged, has granted, bargained and sold to the Grantee, (its)
(his)(her)(their) successors, assigns, hei~a, personal representatives, forever, the
following described real property and rights and interest as set fc+rth below in real

Unit L-201 of Midport tlace II, A Condominium, according to the Declaration of
Condominium recorded April 15, 1985 in Official Records Book 461 at Pages 1184-1288 of
the Public Records of St. Lucie County, Florida, as subsequently amended.
together with all appurtenances thereto, including an undivided interest in the Co~on
Elements of said Condominium as set forth in the Declaration. This cvnveyance is sub~ect
to the folloving:

1. Taxes and assessments for the year 1986 and subsequent years.
2. Existing zoning ordinances and regulations, conditions, rea~rictions, reservations,
limitations and easements of record and/or existing zoning ordinances and regulations,
conditions, restri~tions, reservations, limitations and easements of record described in
the Declaration of Condominium, if any.
3. The Declaration of Condominium as it may be amended by its terms, and Exhibits
a[tached thereto, including Without limitation the Articles oi Incorporation and By-Laws of
;Sidport Place II Condominium Association, Inc., a Florida corporation not for profit.
4. The Master Declaration as it may be amended by its terms, and Exhibits attached
thereto, iacluding without limitation the Articles of Incorporation and By-LaWS of Midport
Place Master Association, Inc., a Florida corporation not for profit.
5. All conditions, restrictions, limitations, right-of-way common to the subdivision and
;~tility and drainage easements of record common to or reserved in the subdivision plat or
which may be place of record by Sponsor prior to the closing of this transaction;
6. An Easement granted to Florida PoWer and Light Company, dated May 17, 1965 and
recorded in Official Records Book 118, Page 332 of the Public Records of Brevard Cou~«y.
The benefits and obligations hereunder shall inure to and be binding upon the heirs,
~xecutors, n~~inistrators, and successors of Grantee and the Grantor c:•arrants title to all
the premises hereby conveyed, and Will defend the same against the 2awful claims of all
~ersons whomsoever.
i By acceptance and recordation hereof, the Grantee specifically agrees to be bound by
f and accept and assume performance of all of the applicable provisions of the aforesa3d
