MORTGAGE

LUMPKIN, SR. AND JOYCE H. LUMPKII~ jointly and severally (the"Borrower"),in favor of
FLORIDA FEDERAL SAVINGS AND LOAN ASSOCIATION, whose principal place of doing business is in St. Petersburg,
Florida (the "Lender"), and is made in reference to the following facts. ~
(A) Bo~ower ha8 e:ecuted a revolving line-of-credit agreement (the "Credit Agreement") in favor of Lender, on even date ;
herewith, allowing Borrower to obtain loan advances at such times and in such atnounts as Borrower may choose, up to a

NOW, THEREFORE, for and in consideration of Lender making the aforesaid revo!ving line-of-credit available to ~

Borrower and Lender hereby agree that this Mortgage is not a"balloon mortgage" governed by Section 697.05 of the ;
Florida Statutes, as ariended, and furthermore specific~lly waive the applicability of, or nghts granted under, said statute. ,
Borrower hereby covenants and agrees with and warrants to Lender as followa: (i) that Borrower is the absolute fee simple
owner of the Property; (ii) that the Property is and will remain free and clear of all encumbrances e:cept for that first mortgage
recorded at Book 360 ~ page 1370 of the Public Records of SAINT LUCIE County, Florida (the
"Firat Mortgage") (If there is no prior mortgage and N/A appears in blank areas, then a1t references herein to First Mortgage
may be disce~arded); (ui) that the First Mortgage will not be eztended, modified, or othe~vise ~hanged in any way, ner future
; advancea made thereunder, without the prior written consent of Lender; liv) that Borrower has full power and lawful right to
mortgage and convey the Property; (v) that no delinquency or default eaists under the First Mortgage and that no delinquency
eaists with respect to the pa3rment of any tazea, asaessmenta, or other charges of any kind levied or asseased on the Property;
(vi ) that it ehall be lawful for I.ender at all timea to peacg ~nt~ uppnan~ ol~upy the Property; (vii) that Borrower wiIl make
such further assurances to protect the fee simple ti tq,~, p~ty~np,e Lender as may be reasonably requ'ued;~and (vui)
thet BorrowQr does hereby fully warrant the title t~he ~prty and w~i-ll defend the same agamst the lawful claims of all
~ ~ persons whomaoever. ~
And Borrawer doea hereby further covenant and agree with and promise to Lender as follows:
1. Paymeat. Borrower shall strictly and fully comply with all provisions of this Mortgage and of the Credit Agreement
secured hereby. Borrower shall promptly pay Lender atl sums of money which may be sdvanced under the Credit Agreement,
as well as all suma of money required by this Mortgage, on the days, respectively, the same severally become due.
2. Escro~v tor Taxes and Ineurance. 1'he Lender may require at any tirne that escrow paymenta as to ta:es,
asaessments end insurance be paid to it by Borrower, during i,~e term of thia Mortgage.
3. Tazes. Borrower shall pay sll tszes, assesamenta and encumbrances of every nature that may be imposed on the
Property, and upon this Mortgage and the Credit A~rree~n~t~r t~e tno~ydecured and evidenced thereby, and ahall pay them
before the delinquency thereof.
