20. Lendsr in Po~sion. Upon acceleration undac paragraph 19 or abandonment oi the Pro'perty, Lender (by judiciaity appointed
receiver) shall be entitled to enter upon, take possession of and manage the Property and to collect the rents ot the Property incuding those
past due. Arry rents collected by Lender or the receiver shail be apptied first to peyment of t?te costs of management of the Piroperty
and collection of ~ents, including, but not limited to, reoeiver's fees, prerr~iums on receiver's bonds and reasonable attpmeys fees, and
