(d) Borrower takes wch action as Lender may reasonably reguire to assure that the lien of this Mongage. Lender's interest
in the Property aad Borrower's obligation to pay the sums securcd by this Moctgage shall continu~ unimpaircd. Upon such

2A. Asdpemeot ot Re~tfi Appc~istsseM oi Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the e+ents of the Property, provided that Borrow~r shall, prio~ to accele[ation under parag~aph i 8 hereof or abandon-
ment of the Propetty, have the right to collect aad retain such rcnts as they bxome due and payabte.
Upan accekratioo under paragraph 18 henof or abandonment of the Property. L.ender shall be entitled to have a
roceiv~r appointed hy a court to enter upon, take peusession of and manage the Property and to collect the renu of the
Property, including those past ~dut. All reats collected by the ra~eiver shall be applicd first to payment of the costs of
• managemeat of tht Ptoperty and co[tection of re~ts, including, but not limited to, receiver's fees, premiums on receiver's
bonds and rcasonabk atiorney's fees, and then to the sums socured by this Mortgage. The receiver shall be liable to account
oniy for those reats actu~tlly rxeived.
21. Ftirtare Adraocts. Upoa request by Borrower, I.ender. at Lender's option within tv?~nty years from the date of this
Mortgag~~ may make Future Advances to Borrower, Such Future Advances, with interest thereon. shall be secured by this
Mortgage whea evidencod by pramissory nates stating that said notes are sccurod hereby. At no time shall the principal
amouot of the indebtedness aecured by this Mortgage, not including sums adva ~ in socordance herewith to protect the
