Together with alt structures and improvements now and hereafter on said land, and iixtures attached thereto, and all rents,
~i issues, proceeds, and profits accruing and to accrue from said premises, all of which are included within the foregoing description
~ and the habendum thereof; also all gas, steam, electric, water, and other heating, cooking, refrige~ating, lighting, plumbing,
ventilating, irrigating, and power systems, machines, appliances, fixtures, and appurtenances, which now are or may hereafter
~ pertain to, or be used with, in, or on said premises, even though they be detached or detachable.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances thereunto i
betonging or in anywise appertaining, and the reversion and revers~ons, remainder or remainders, rents, issues, and profits thereof, ~
and also all the estate, right, title, interest, homestead, separate estate, possession, claim and demand whatsoever, as well in law as '

same, and every part and parcel thereof unto the said mortgagee in fee simple.
And the mortgagor hereby covenants with the mortgagee that he is indefeasibly seized of said land in fee simple; that he has
full power and lawful right to convey the same in fee simple as aforesaid; that it shall be lawful for the mortgagee, at all t+mes
peaceably and quietly to enter upon, hold, ~occupy, and enjoy said land, and every part thereof; that the land is and will remain free
from all encumbrances; that said mortgagor will make such further assurances to prove the fee simple title to said land irs said
mortgagee as may be reasonably required, and that said mortgagor does hereby fully warrant the title to said land, and every part
thereof, and wilt defend the same against the lawful claims of all persons whomsoever.
