Any transfer, conveyance, or alienation of the premises herein described by Mortgagor, except by operation of law, shall, at the option of the Mortgagee or its assigns, constitute a default hereof, unless prior to such convenyance, trans- fer, or alienation, inc~uding by any Agreement or Articles for Deed, Mortgagee shall approve in writing, of such transfer,'conveyance, or assignment and assump- tion of this Mortgage by the Grantee ther~of; reserving unto Mortgagee the right to charge a reasonable sum for an assu~ption and transfer fee and further pro- viding that Mortgagee and/or its assigns reserves the right to negotiate or alter the rate of interest, period of payment, and other terms of the indebtedness secured hereby upon any such transfer, conveyance, or assumption.
