to have and to hoidthe same, together with all the improvements now or hereafter erected on such property and all fixtures now
or hereafter attached thereto, together with each and every tenements, hereditaments, easements, rights, powers, privileges.
immunities and appurtenances thereunto belonging or in anywise appertaining and the reversion and reversions, remainder
and remainders, and atso all ihe estate, righl, title, interest, homestead, right of dower, separate estate, property, possession
and claim whalsoever in law as well as in equity of Mortgagor of, in and to ihe same in every part and parcet ihereof unto
Mortgagee in fee simple.
(B) Together with a security interest in all (ixtures affixed to and personal property, exclud+ng household goc,ds which are
not purchased wiih the proceeds of the note, located on the property described in paragraph A.
(C) Together with all rents, issues, profits, revenue, income and other benetits irom lhe propertydescribed in paragraph (A)
hereof to be applied to the indebtedness secured hereby, provided however, lhat permission is hereby given io Mortgagor. so
long as no default has occurred hereunder, to collect, receive, and use such benefits from the property as they become due
and payable, but not in advance thereof.
(D) Everything referred io in paragraphs (A), (B) and (C) hereof and any additional property hereafier acquired by
Mortgagor and subject to the lien of ihis Mortgage or any part of these properties is herein referred to as the "Mortgaged
Property."
PROVIDED ALWAYS. ihat if Mortgagor shall pay to Mortgagee the Note at lhe times and in the manner stipulated therein.
; and in all other instruments securing ihe Note, including renewals, extensio~ or modification ihereof, and in f his Mortgage and
i~ afl other instruments securing the Note, to be kept, performed or observed by Morigagor, ihen this Morigage, shal~ cease and
~ be void, but shall otherwise remain in full force and eNecl.
Mortgagor covenants and agrees with MorlQagee as follows: -
1. Compllance wiih N~te and Mortgage; Warranty of 7itle. Mortgagor shall comply wiih all provisions of the Note,
ihis Mortgage and of every other instrument securing the Note, and will promptly pay to Morigagee ihe principaf with interest _
thereon and all other sums required to be paid by Mortgagor under the Note and pursuant to ttie provisions o( ihis Mortgage
` and of every other instrumeni securing the (Vote. Mortgagor covenants that Mortgagor owns and is indeteasibly seized of the
~ Mortgaged Proaerty in tee simple, that ihe Mortgaged Property is iree from all encumbrances except as noted in the legal
,descriplion above, thal Mortgagor has lawiul authority to convey, mortgage and encumber the same as provided by the
Morigage, lhat Mortgagee may peaceably and quietry enjoy the Morlgaged Properiy, and that Mortgagor w:ll d~fend ihe
PAortgaged Property against the claims of all persons whomsoever, and lhat Morigagor so warrants.
, 2. Payment of Taxea and Liens. Mortgagor shalt pay aIl ihe taxes, assessments, levies, liabilities, obligaiioris and
encu mbrances of every nature now on the Mortgaged Property or ihat hereafter may be imposed, levied or assessed upon this -
~ Mortgage or the Mortgaged Properly or upon the indebtedness secured hereby. All such payments to be made when due and
payable according to la•~v before they become detinquent and betore any interesl attaChes or any penalty is inc~rred. Insotar as
any indebtedness is of record the same shall be prompty satisfied and evidence ot such ~atisfaction sha11 be given to
Mortgagee. ~
3. Inaurance. Morigagor shait keep the Mortgaged Properly and the improvements now existing Qr hereafter erected on
