ST. LUCIE LAND CORP., a Florida coxporation, whic?~declares that the
real property hereinafter describeci, (herei.nafter referred to as "BAY
ST. GUCI~ SUBDIVISION") is and shall be held, transferred, sold,
conveyQd and occupied subject to the covenants, restrictions,
easements, charges and liens (sometimes hereinafter referred to as
"Covenants and Restrictions") hereinafter set forth.
I. FROPERTY SUBJECT TO THIS DECLARATION: ADDITIONS,THERETO,
DELETIONS THERECROM. ,
Section 1. Leqal Description: The real property which is and
shall be held, transterred, sold, conveyed and occupied subject to
this Declaration is loca~ed in St. Lucie Couaty, Florida, and
comprises all the parcels platted within or upon the property legally
described on Exhibit "E" attached hereto and made a part hereof.
S~ction 2. Additional Property: Such additional property, lots,
units or parcels as developer, its successors or assigns, may from
time to ~ime designate as beinq subject to this Declaration by the_
placing of recoxd_ in an instrument executed with formalities of a ~
deed, mak'ing such designation, it being specifically un8erstooc~ tha~
said designa~ion may, in developer's sole discretion, apply to all or ~
any par~ of this Declaration, and in addition, that this Declaration
may apply in full, in part, as modified, ar as amended to any
~ additional property, lo~s, units, or parcels desiqnated by the
Developer as being subject hereto.

II. DEFINITIONS
Sectio;~ l. Develo er: As the term is hereinafter used, shall .
mean Bay S~. Luc e Ganc~ Corpo, a Floxic~a eorgoration, and its
successors and assigns.
Section 2. Association: As hereinafter referred to, shall mean,
Bay St. Lucie Property Ow~~ers Association, Inc. a F~orida corporation,
not for profit. Every owner of a lot in Bay St. Lucie Subdivision is a
member of the Association and subject to such reasonable rules and
regulations as the Associatfon's Board of Directors (the Board) may
adopt.
