IX. RESTRICTIONS
~ S~ction 1. Residential Use: The Property subject to these
Covenants and Restr
c~ ons may be used for residential living units
and.for no other purpose. No business, or commercial or mobile bome
or manufactured home bs~ilding may be er~c~ed on any Lot and no
business, incluc~ing qarage sales, may.be conducted on any part
~ thereof. No building or other improvement ~hall be erec~ec3 upon any
Lot without prior ARC approval thereof as elsewhere herein provided.
ho Lnt shall be clivided, subdivic~ed or x~au~ea in size unless each
divided or subdivided portion thereof is consolida~ed with one or more
contiguous Lots under one ownership. In the event of the division or
subdivision of ar,y Lot(g) as aforesaid, the obligation for Association
expenses shall be attributable to and chargeable to the contiguous
Got(s), and the Owner(s) ~hereof, to and with which all or portions of
; the divided or subdivided Lot(s) become consQlida~ed. In the event
~ that one or more Lvts are developed as a~unit, the provisions of th~se -
~ Covenants anc~ Restrictions shall apply thereto as a single Lot. No
~ dwelling or other structure or improvement shall be erected, altered,
~ placeci or permitted to remain on any site not including at least one
(1) full platted Lot according to the recorded Plat of Bay St. Lucie
Subdivision. When the construction of any bui2ding fs once begun, work
~hereon must be prosecu~ed diligently and must be completed within a
reasonable time. No outbuildi~g shall be used for xental purposes
separately from the principal structure on ~he lot. Home occupations
allowed in St.Lucie Count~ Zoning AR-1 shall not be unreasonably .
~ restricted by ~he Board.
Section 2. No Temporary Buildings: No tents, ~railers, campers,
motor vehicles, boats, shacks, tanks or temporary accessory buil.c~ings
or structures shall be erected.or permitted to remain on any Lot
without written consent o~ the Developer or his assigns, or the Board
when form~d. There shall be no tempoxary living quarters, including
motor hor~es, mobile trailers, tent campers oz 5imilar contraptions,
parked or maintained on any Lot in Bay St.Lucie Subaivision, except
~hat guest~ of Got Owners may park v~hicles esthetically acceptable to
the Board only on paved drivewa s overnight for a maximum of three
nights if park ~ at least fi ty (50) fee~ From the streetfront
property line and no~ waterward of the residence waterside building
wall. ~
Section 3. Antennas: No antennas of any vari~ty ~hall be
permitted without express permission o~.ithe Boara. No aerial or
antenna shall be placed or erected or affixed i.n any manner to any
buiZding in B~y St. Luci~ SubBivision between the front or roadside of
any such building and the road right of way ar between any such
building and ~he waterfront. At the time cable television is available
ta the homeowner, all television antenrias must be dismantled and will
be prohibited. The Board may at its sole discretaon allow an owner of
a residence in Bay St.T~ueie Subdivision to install a sa~ellite dish
antenna at ground level if it f~ screened from all vi~w.
Section 4. Boats and Motor Vehicles: No boats, trailers,
trucks, campers, motor omes, re~creat onal ve icles, A T V s, golf
carts or any other motor vehicle, except four-wheel passenger vehicles ~
and conventional standard sized pick-up trucks fn conciition
