EXHIBIT "A" Architectural Planninq Criteri_a_ ~ ~ ' WHEREAS, the Declaration of Covenants and Restrictions for Bay ~ St. Lucie Subdivision provides that Bay St. Lucie Land Corp., (the ~ "Developer"), a Flcrida corporation form a committee known as the ~ Architectural Review Committee (the "ARC"); and ~ P j WH~REAS, ~he above-referenced Declaration of Covenants and E Restrictions £or Bay St. Lucie provides that the Board of Directors of ~ Bay St. Lucie Property Owners Associati.on, Inc., (the "Association") ~ on recommendation of said committee, shall adapt and modify and/ox ~ amend from time to time Architectural Planning Criteria for Bay S~. Lucie, w?~ich criteria are to be set forth in writing and made known to all owners and all prospective owners~in Bay St. Lucie; NOW THEREFORE, the Developer has a~pointed a committee to be known as the ARC and in accordance with the duties and obligations imposed upon said committee by the Declaraion of Covenar~~s anc3 Restrictions for Bay St. Lucie, the Board of Directors of ~he Assacia~ion, upon recommendation of the ARC does hereby adopt the following Architectural Planning Criteria: l. Purpose: It is the plan of Bay St. Lucie Land Corp., to develop Bay St. Lucie into a community of quality homes. All materials will be considered but must be compatable with the above and must be approved by the ARC. The ARC shall evaluate the proposed improvements with emphasis upon their harmonious incorporation into the community as a whole and with specific emphasis on external design, location of the improvement, topography and conformity to the restrictive covenants imposed hereunder. 2. Building Type: No building shall be erected, altered, placed or permitted to remain on any Lot other than one detached single-family dwelling containing not less than the follawing square footages of liveable, airconditioned, enclosed floor area exclusive of F open or screen porches, terraces, poo~s or garages as follows: Two Thousand (20aG!) squ~re feet of liveable enclosed floor area in a two f bedroom house, Two Thousand Two Hundred (2200) square feet of liveable ~ enclosed floor area in a three bedroom house, Two Thousand Eour ~ Hundred (24~d0) square feet of livable enclosed sQace in a four bedroom house, Two Thousanc~ Seven Handred (270~) square feet of l~veable M enclosed floor space in a five bedroom house. No building shall exceed thirty five (35) feet in height from the highest point of elevation on said Lot and each residencP shall haye a private and enclosed garage for not less than two (2) nor more ~han four (4) cars with a minimum ~ width of 22 feet and minimum depth of 20 fee~.
