' . ~ ~ . ` Unless approved by the ARC as to use, location and architectural ciesign, no garage, tool or storage rnom or workshop may be constructed separate and apart from the residential dwelling, nor can any such structure(s) be constructed prior to construction of the main residential dwelling. Detached buildings, gazebos, etc. for whatever purpose, will only be permit~ed if they are within the required buiZding se~backs and do not impinge upon the view of the neighbors. Docks shalZ be permitted under the then curr~nt regulations of the governing ~entities, however plans and specifications shall be subject ~o prior approval of the ARC. No gazabo or boathouse shall be permitted except along the main river channel Easterly of the Ri~verfront Lots. ; ~ 3. Plan Re uirements: All plans submitted to the ARC must be ~ no~ less than one-e ghth-inch scale and must be drawn by an approved = draf~sman or a registered Florida architect and must include the ~ folZowing: ~ (a) An accurately dzawn and dimensional plot plan showing all building setbacks, easements, drives and walks which may be drawn at not less than 1" equals 20' scale. ~ (b) Faundation plan, floor plan, ~xterior elevations of building as they will actually appear after all backfilling and landscaping is done from finished ground up. (c) Actual samples of all materials such as roofing, sidinq, brick, etc., as well as all exterior color schemes must be~submitted for approval. 4. Builder and Construction A~proval: All builders or contractors must Ue approved by the ARC. Any construction done in Bay St. Lucie by any builder or ~ontractor even though ~he builder or contractor: has been approved by the ARC which is done in a poor or unworkmanlike manner must be s~opped by the ARC, and further work on the job will cease until the work has been corrected to the - satisfaction of the ARC. Each owner or his assigns by purchasing property in Bay~St. Lucie hereby gives his permi~sion to the ARC or its representative ~o inspect the work being done on his property at such reasonable time and manner so as to assure canformity with these guid~lines and restrictions. 5. Layouts: No foun~lation for a building sha1Z be poured, nor shall construc-t n commence in an~r manner or respect, until the layout for the building i.s approved by the ARC. It is the purpose Qf this approval to assure that no trees are unnecessarily distarbed and that the home is placed on the Lnt in its most advan~ageous position.
