Exterior Color P1an: The ARG shall have final approval of all exteriox color plans anci each Owner must submit to the ARC a color j plan showing the color of the roaf, exterior walls, shutters, trims, ; awnings etc. The ARC shall consider the extent to which ~he color ~ plan is consistent with and/or conforms to the 'natural' color scheme ! of and for Bay St. Lucie. No reflective windows or reflective window ; tinting shall be allowed. I ~ 7. Roofs: There shall be no exposed flat roofs or roof pitches ~ less than f e-fee~ in twelve feet except porches, patios and flared ~ eaves. All roof covering materials must be specifically approved by ~ the ARC. Currently the only approved roofing materials are; Cedar shake~, wood composite and cement tile. Asphalt and Fiberglas shingles are expressly prohibi~ed. Th~re shall be a minimum roof overhang of 24 inches, unless otherwise approved by the ARC. 8. Blocks: There shall be no exposed cancrete, cinder or similar type blocks exposed as finished portions of any struct~ure. _ 9. Exterior Elashing: All exterior flashinq and metal work shall be copper or aluminum. . 10. Driveway Construction: All dwellings shall have an approved and maintained hard surface driveway af at least eight~en (18) feet in width at the enk~ance of the garage. To camply with government regulations, the original contouring of each building site includes a swale for water accumulation and run-off. Driveways anc7 acccss walks crossing this swale must conform to and provide culverts consistent with approved engineering drawings. Charqes for this are the responsibility of the lot owner. 11. Signs: No sign, of any kind illuminated or non-illumina~ed, shall be d si played to the public view on any Lot except for the following: A. The owner of, or exclu~ive sales aqent for said owner of, a ' single-family resic3ence or any Got(s) may place one professional type i non-illuminated sign adverti.sing ~he property for sale. Said sign shall not to exceed two hundr~d sixteen square inches or 12 inches by ~ 18 inehes in dimensicins. Any such sign ~hall be black letters on a ~ white background. ~ B. Placement of said sign shall be with'in 50 feet of the street ~ frontage of the Lot or in the altern~tive on the wa~erfront side but f~ not waterward of the established ~waterfront SetBack 1ine.(See Exhibit "A", Paragraph 5). The Board, upon wXitten application, may approve f'. one such siqn in each location on a Lot. C. No signs, illuminated or non-illuminated, othex than a non-illuminate~ "sale" si.gn allowed by paragraph "A" above, shall be ` displayed on any Lot in Bay St. Lucie Subdivision.
