D. No building, remodeling or pool contractor or sub--contractor
signs sh~ll be allowed on any Lot in Bay St.Gucie Sub Division.
However one combin~d Builder/Architect iden~iFication sign, not
exceecling 432 square inches or 18 inches by 24 inches in dimensions,
shall be allowed during original construction on the Lot.
E. All signs aYe subject to approval of the ARC prior to
beiny placed on any Lot in Bay St.Lucie Subdivi~ion.
13. Games and Play' Structures: Skateboard ramps are p~ohibited.
All basketball backboards and any other allowable games and play
structures shall not be located at the front of the dwelling. Such
structure, if approved, may be located on the inside portion of a lot
within the setback li~es. No platform,.dog house, playhouse or
structure of a similiar kind or nature shall be constructed on any ~
part of a lot located in front of the front building wall or to the
C rear or waterside building waZl of the residence constructed thereon,
and any such structure must have prior approval of the ARC. There
shall be no continuous interlacking hec3ge or fence beyond the line of
the main dwellinq toward the water. An interlocking hec3ge over four
feet in height shall be permitted between the street and the front
line of the main building.
14. Fences and Walls: The composition, location and hezght of any
~ fence and/or wall to be constructed on any Lot shall be subject to thE
~ approval of the ARC. The ARC shall. require the composition of any
fence or wa1Z to be consistent with ~he material used in the
sarroundinq homes and other fences, if any. Approved walls or fences
may be no higher tharr four (4) feet a_long road siaes anc3 perimeters
while privacy walls ar fenee5 not to exceed six (6) feet sha11 be
permitted inside the streetfront & waterfront setback lines. Chain
link, wire and stockade style fences are prohibited.
15. Landscaping: A basic landscapinq plan for each lot must be
_ submitted to and"approved by ±-he ARC. The en~ixe Lot, including that
portion of the Lot between the street pavement and the right-of-way
line, shall be maintained. It sha11 be the goal of the ARC in the
approval of any landscaping plan and layout plan tQ preserve all
existing trees where possibl~. See ~the attached Landscape Plan
Requirements (Exhibit 'C'). Special requirements must be met along
the waterfront area of the lots (See Exhibit 'C').
~ I6. Swimming Pools and Tennis Cour~s: Any swimming pool or tennis
court ~o be constri~cted on any Lot shall be subject to ~he approval of
the ARC. Any lighting of a pool or other recrea~ional are~ shall be
. designed so as to buffez the sourrounding residences from the lighting
and must be approved, in writ€ng, by the ARC. Tennis Court lighting
shall be permi~iced only between sunset and 1Gf p.m. Detached swimming
pools will be approved when unscreened. If a poal enclosure is
desired, i~ must be designed as an intergaZ part of the roof and walls
of the residence. ~
