hereinafter called the Grantor, to HUTCHINSON ISLAND HOTEL INVESTQRS,
a Florida general partnership whose post office address is Stiite 128,
1700 N. Dixie Highway, Baca Raton, Florida 33432 hexeinafter called
the Grantee (~herever used herein the ~erms "grantor" and "grantee" -
include all the parties to this instrument and the heirs, legal ,
representatives, successors and assigns.

W I T N E S S E T H:
That the Grantor, for and in consideration of the sum of Ten
Dollars ($?n_n~) and other valuable considerations, receipt whereof is
hereby acknowledged, hereby grants, bargains, sells, aliens, remises,
releases, conveys and confirms unt~ the Grantee, all that c~rtain land
situate in County of St. Lucie, State of Flarida, described in Exhibit
A attached hereto, subject to the exceptions, if any, listed in
Exhibit B attached hereto.
TOGETHER with all the tenements, hereditament~ and appurtenanc~ps
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple foxever.
AND THE GRANTOR hereby covenants with the Grantee that, except as
noted above, that at the time of delivery of the Statu~ory Warranty
Deed, Grantor is lawfully seized of the property in fee simple; that
~-rantor has good and lawful authority to sell and convey the property;
that the Property is free from all encumbrances; and Grantor hereby
~ fully warrants the title to the Property and will defend the same
" agains~ the lawful claims of all persons ~ahomsoever.
