Year shall begin on the date of commencement of tk~e term hereof
it the date ot coimnencement of the term hereof shall occur on the
first day of a calendar month= if not, then the first Lease Year
shall commence upon the first day of the calendar month next
following the date of commencement of the term hereof. Each
succeeding Lease Year shall commence upon the anniversary date of
the first Lease Year.
ARTICLE II
RED1T
2.01. Rent. Tenant shall pay to Landlord as monthly rent,
without deduction, set-off, prior notice, or ciemand, the sum of
$3,100.00 per montYi. Rent shall be due and payable on the lst
day of each month of the term of this lease. If the lease
terminates before the expiration c~ate for reasons other than
tenant's default, monthly rent sha].1 be prorated to the date of
termination, and Landlord sha11 iiarr.ediately repay i~ ~e~ant all
monthly rent then prepaid and unearned.
ARTICLE III
TAXES AND RSSESSMENTS
3.01. Real Property Taxes. The Tenant shall be obligatea
to pay the real estate taxes assessed and imposed on the proper-
ty. The first year's taxes shall be prorated from the date af
execution of the Lease Aqreement.
3.02. Special Assessments. Tenant, during the term of this
Lease shall. be responsible for payment of all special assessments
levied and assessed against the Ieased premises by any
governmental authority. ~
3.03. Sales Taxes. In addition, Tenant shall be obligated
to pay all sales and use taxes imposed by the State of Florida
i upon the rental. charged and to be paid to Landlord hereunder.
