3.04. Personal Property Taxes. The Tenant shall be wholly
responsible for all personal praperty taxes l~vied and assessed
against the leased premises during the term hereof
ARTICLE IV
TRADE FIXTURES ANU EQUIPMENT
4.01. Tenant's Right of Removal. Subject to the default
provisions herein contained, all trade fixtures and equipment
(including, but not limited to, equipment, machinery, shelving,
cabinets, counter, signs and special equ3pment) which are
a.nstalled or placed on the leased premises by or at the expense
of the Tenant shall remain the property of Tenant, and Tenant
shall have the right to remove same at the end of the term,
provided that the Tenant is not indebted to the Landlord by
reason of any matter or thing whatsoever, provided further, any
and all damage to improvements be properly corrected following
such removal and provided that Tenant is not otherwise in default
under the terms of this Lease.

ARTICLE V
ASSIGNMENT AND SUBLETTING
5.01. Written Consent. No as~ignment of this Lease or
subletting of the premises may occur without the written consent
of Landlord, unless otherwise provided herein. In the event
Tenant desires to assign this Lease or sublet part or all of the
premises, Tenant must give written notice to Landlord of its
• intent to close, which notice shall also include the name of the
proposed assignee or subtenant, the operation to b conducted on ~
the premises by the proposed assiQnee or subtenant and that it is
to bound by all the terms and conditions set forth in this
Lease. Upon receigt of notice, Landlord shall have five (5) days
E to consent or not consent to the proposed assignee or subtenant.
