ARTICLE VI
MAINTENANCE OF LEASED PREMISES
6.01. The Tenant shall, at its own expense, shall maintain
a11 aspects of the premises on a current basis and shall make all
necessary repairs and replacements to the leased property and to
the pipes, air conditioning and heating systems, plumbing
systems, window glass, fixtures and all other appliances and
appurtenances belonging thereto, all equipment used in connection
with the leased property, and the sidewalks, curbs and parking
areas pertinent to the I.eased property. Such repairs and
replacements, interior and exterior, ordinary as well as
extraordinary, shall be made promptly, as and when necessary.
All repairs and replacements shall be in quality and class at
least equal to the original work. On default of the Tenant in
making such repairs and replacements for the Tenant's account,
and at the expense thereof, shall constitute and be collectible
as additional rent.
6.02. Surrender of Premises. At the expiration of the
tenancy created hereby, Tenant shall surrender the leased
premises in the same condition as the leased premises were in
upon delivery of possession thereto under this Lease, reasonable
wear and tear excepted, and shall surrender all keys for the
leased premises to the Landlord at the place then fixed for the
payment of rent and shall inform the Landlord of all combination
son locks, safes and vaults, if any, in the leased premises.
Tenant shall remove all its trade fixtures, and equipment, before
' surrendering the premises and repair all damage caused thereby.

ARTICLE VII
INSURANCE "
