furnish Landlord with a copy of a fire and extended coverage
insurance policy on the leased premises during the entire term of
this Lease, insurinq the property for at least Two Hundred ~enty
Three Thousand Dollars ($223,000.00). Tenant shall also furnish
Landlard with public liability ~nd property damage ii~sarance with
respect to the leased premises at the expense of Tenant, in the
sum of Five Kundred Thousand Dollars ($500,OOU.00) in case of -
injury or damage tc more than one person in the same accident or
occurrence and Five Hundred Thousand Dollars ($500,000.00) for
property damage. All of such public liability coverage sha11 be
written in the names of and/or for the benefit of Landlord and
the Tenant as their respective interests appear.

7.02. Indemnification of Landlord. Tenant will indemnify
Landlord and save him harmless against any and all claims, -
actions, damages, liability and expense in connection with loss
of life, personal injury or damage to property arising from ar
out of any occurrence or use by Tenant of the leased premises or
any part thereof, or occasioned wholly or in part by any act or ~
omission of Tenant, its agents, contractors, employees, servants,
lessees, or subtenan}s. In case Landlord shall, without fault on
its part be made a party to any litigation commenced by ar
against Tenant, then Tenant shall protect and hold Landlord
harmless and pay a11 costs, expenses and reasonable attorney's
fees including trial and appellate proceedings incurred or paid
by Landlord in connection with such litigation if such protection

ARTICLE VIII ~
ATTORNEY'S FEES -
8.01. In the event of any litigation between the parties
arising out of this Lease, or the leased premises, the prevailing
party therein shall be awarded reasonable attorney's fees in such
