herein of the premises. If, at any time, Lessor's title or right
to receive rent hereunder is disputed, or there is a change of
ownership of Lessor's estate by act of the parties or operation
of lak, !~enant may withhold rent thereafter accruing until Tenant
is furnished proof satisfactory to it as ~o the party entitled
thereto.
ARTICLE XIII
PERSONAL PRO~ERTY
13.01. The Landlord acknowledges that the Landlord has no
interest in any personal property or equipment or furniture and
fixtures which may be paid for and installed by the Tenant upon
the leased property, and the Landlord agrees in the future to
furnish to Tenant, upon request, such Owner's waiver or
martgagee's waiver or similar document as may be reasonably
required by an institutional lender or equipment lessor in
~ connection with the Tenant's acquisition or financing respecting
such personal property, equipment, furniture and fixtures.
Subject to the default provisions hereof, and statutory rights
and privileges of the Landlord, the Tenant shall have the right
to remove all of such personal property at the end nf the term,
or any renewal, and shall be obligated to repair any damage

~ caused by such removal.
ARTICLE XVI
TENANT' S RIGHT TO AI,TER
14.01. The Tenant shall have the right to make changes or
a].terations to the building on the leased property, but not to
inc=ease the sixe of said builaing, subject to the following
conditions:
(a) No chanqe or alteration shall at any time be made which
shall impair the structural soundness or diminish the
' value of the building on the leased property.
