any delay or forebearance in giving such notice, Tenant may pay _
said principal, interest, cost and other charges, and cure such -
defaults all on behalf of ana ~t the expense of the Landlord. ~f
The Tenant may further do all necessary work and make all
necessary payments in conne~tion therewith including, but not
limiting the same to the payment of any reasonable attarney's ~
fees, costs and charges of or in connect3.on with any legal action
~ which may have been brought. The Landlord agrees to pay to
Tenant forthwith any amount so paid by the Tenant, together with
interest thereon at the maximum legal rate. A11 sums charged to
Landlord by Tenant hereunder shall be indebtedness of Landlord to
Tenant'payable on demand. If any such indebtedness or any other
indebtedness of Landlord to Tenant is due at any time, Tenant
may, in addition to other remedies, withhold a1Z rent accruing
hereunder, or that portion thereof equal to such indebtedness,
and apply the same to the payment of such indebtedness. If all
such indebtedness is not fully pai~ at the expiration of the
original term of this Lease or any extension thereof, Tenant may,
at its option, extend this Lease on the same covenants and
conditions as herein provided, until such indebtedness is fully
paid by application of all rents thereto.

4 MECHANICS LIEN
17.01. The Tenant will not permit any mechanic's,
materialmen's or other liens to stand against the leased property
for work or material furnished to the Tenant, provided that the
. Tenant shall have the right to contest the validity of any lien ~
or claim if the Tenant shall first have posted a bond to insure -
that upon final determination of the validity of such lien or
claim, the Tenant shall immediately pay any judgment rendered
against it with all proper costs and charges, and shall have such
lien released without cost to Landlord. The failure of the
