(f) The parties agree to execute and deliver any
instruments in writing necessary to carry out any agreement,
term, conditions, or assurance in this Lease whenever occasion
shall arise and request for such instruments shall be made.
(g) Time is of the essence in all matters pertaining to the
payment of rent by the Tenant.
(h) Until and unless there is any further or additional
notice with respect to change of address, the official addresses
of the parties hereto for all purposes of notices, payment of
rent and otherwise herein, are as follows: .

(I) Within ten (10) days after request therefor by
Landlord, or in the event that upon any sale, assignment or
hypothecation of the leased premises and/or the land thereunder
by Landlord, an offset statement shall be required from Tenant
and Tenant agree5 to deliver in recordable form a certificate to
any proposed mortgagee or purchaser, or to Landlord, certifying
(if that be the case) that this Lease is in full force and effect
- and that there are no defenses or offsets thereto, or stating
those claimed by Tenant.
(J) Tenant shall, iE requested by a fir~t mortgagee of the
premises, at any time, or in the event any proceedings are
brought for the foreclosure of the premises or in the event of
the exercise of the p~wer of sa~~ ~ander any mortgage made by the
