19. Acceleration; Remedies. l.ender shall give notice ca Borrower prior to acceleration foliowi~g Borrowe~'s
breach of any covenant or agreement in this Security Instrument (buc noc prior co acctleration under paragraphs 1 i and
17 unless applicable law provides othe~wise). The notice shall specify: (a) the default; (b) che action required co cure the
defaulc; (c) a dace, noc less chan 30 days from che date the notice isgiven co Barrower,l+y which che defaulc musc be cured;
and ld) thac failure tocure che defaulc on or before the dace specified in the notice may result in acceleracion of the sums
serured by chis SeCUrity [nstrumenc~ foreclosure by judicial proceeding and sale of the Propercy. The nocice shall further
inform Borrower of the righc to reinstace after acceleration and che righc co assert in the foreclosure proceeding che non-
exiscence of a dsfault or any other defense of Borrower to acceleration a~d foreclosure. If the defaulc is noc cured on or
before che date specified in the nocice, I.eader ac its opcion may require immediate payment in full of all sums secured by
chis Securicy Inscrument wichout furcher demand and may foreclosc chis Security lnstrument by judicial proceedi~g.
Lender shall be entitled to collecc all expenses incurred en pursuing the remcdies provided in this paragraph 19,
inclurling, but not limited ta, reasonable attorneys' fees and costs of title evidence.
