20. Lender in Po~stsslon. Upon acceleration under paragraph 19 or abandonment of the Property. I.ender (by
judicially appointed receiver) shaii be entitled to enter upon. take possession of and manage the Property and ta collect the
rents oi' the Property including ihose past due. Any rents collected by I.ender or the recciver shall be applied first to
payment of the costs of management of the Properly and collection of rents. including, but not limited to, receiver's fees,
premiums on receiver's bonds and reasonable attorneys' Eees~ and then to the sums secured by this Security Instrument.
21. Release. Upon payment of ali sums secured by this Stcurity Instre~ment, Lender shall release this Security
Instrument without charge to Sorrower. Borrower shall pay any recordation costs.
