GENERAL WARRANTY DEED
THiS WARRANTY DEED made the ~ day of June, 1986 by
INDIAN RIVER INVESTMENT COMPANY, a Flor a General Partnership,
hereinafter called the grantor to SUN-OP MONTE CARLO, INC., a
Florida corporation, with an address at 12700 Military Trail,
Hoynton Heach, Florida 33436, hereinafter called grantee;
(Wherever used herein the terms :'grantor" and "grantee"
include all the parties to this instrument and their respective
heirs, legal representatives, successors and assigns, as the case
may be.)
W I T N E S S E T H:
That the grantor, for and in consideration of the sum
of Ten and 00/100 Dollars ($10.00) and other valuable considera-
tions, receipt whereof is hereby acknowledged, hereby grants,
bargains, sells, aliens, remises, releases, conveys and_confirms
unto the grantee, all that certain land and the improvements
thereon located in the County of St. Lucie, State of Florida and
more particularly described as follows:

Subject to an existing Mortgage and Collateral Assignment of
Rents and Leases held by Sunrise Savings and Loan Association, a
Federal Savings and Loan Association, as successor to Sunrise
I, - Savings and Loan Association of Florida which grantee agrees to
' assume and taxes for 1984 and subsequent years, liens, covenants,
financing statements, easements and restrictions of record,
. TOGETHER with the improvements thereon and all the
tenements, hereditaments and appurtenances thereto belonging or
in anywise appertaining and the reversion and reversions,
remainder and remainders, rents, issues and profits thereof, and
also all the estate, right, title, interest, dower and right of
dower, separate estate, property, possession, claim and demand
- whatsoever, as well in law as in equity, of grantox of, in and to
the same and every part and parcel thereof, with the appur-
tenances. ~
TO HAVE AND TO HOLD, the above granted, bargained and ~
described premises with the appurtenances, unto the said grantee
and its assigns, to its own proper use, benefit and behalf for- ~
ever.
AND the grantor hereby covenants, promises and agrees
with said grantee t~at the grantor, at the time of the ensealing
~ and delivery of these presents, is lawfully seized of all and
singular the above granted, bargained and described premises,
with the appurtenances; that the grantor has good right and law-
' ful authority to sell and convey said property in the manner and
form aforesaid; that the grantee shall and may at all times here-
after peaceably and quietly have, hold, use, occupy, possess and
enjoy the above granted premises and every part and parcel
thereof, with the appurtenances, without any let, suit, trouble,
