shall have the right to modify, extemd or terminate the existiqg leases and to exeaute ne+~ leasea, in Lender's
sole diacretian. As used in this paragraph D, the word "lease" shall n~an "eablease" if the Security Instru~nt
is on a leasehold.
B. A~ Q~ Rf~i15. Borrdwier uncanditianally asaigns and transfera to I,ender all the rents and
revenues of the Property. Borrdwier euthoriaes Lender or I~nder's agents to collect the res~ts axi revenues axi
hereby directs each te~ant of the Property to pay the rents to Lex~der or L~der's agenta. However, prior to
Iender's notice to Borrwer of Borro~er's breach of arry cwenant or sgree~t in the Sewrity Inatnrment,
Borrower ahall collect and receive all rents and revax~es of the Property as tmatee for the benefit of L~der
and Borra~wpx. This assi,g~t of rents caietibutes an a~isolute assigrnw~t ad not ~n assigryment for additional
seourity anly.
If Lender gives notice of breach to Borrcx~aer: (i) all rents received by Borrdw~r shall be beld by Borrc~r
as trustee for benefit of Lerder only, to be applied to the sums seaured by the Security Inatru~nt; (ii) T.ender
shall be entitled to collect aad reoeive all of the rente of the Property; a~d (iii) each tenant of the Property
shall pay all rents due ad unpaid to Lender to Lender's ~gent ailecx3er's written deoand to the tenant.
Borrcn~+x has not executed etry prior assigt~oent of the r~ts a~d has not and will not perforn~ eny act that
wwld prevent Lender from eaaercising its rights under this parsgraph E.
Lender shall not be required to eater upon, take cmtrol of or maintain the Property before or after giving
notice of breach to Borraiwpr. Ib~wever, Leder or a judicially appointed receiver may do so at m~y ti~ there is
a breach. .Any applicatian of rents shall not aure or waive any default or icivalidate any other right or remedy
of Lender. This asaignm~t of rents of the Property shall tetminate when the debt sec~red by the Security
Instrument is paid in full.
