19, Acceleration; Remedies, l.ender shall give notice to Bor~ower p~ior to acceteration following Borrower's
breach of any covenAnt or ngreeinent io thts Security Instrument (but not prior to Acceleratlon under pAr~graphs 13 and 17
unless applicable law provtdes othe~wise). The notice shAll specify: (a) the default; (b) the action required to cu~c the
~efault; (c) a dAte, not less than 30 dpys trom the date the notice is given to Borrower, by which the default must be cured;
and (d) thAt tailure to cure the defAUlt on or before the date specifled in the notice mAy result in acceleration of the sums
secured by this 5ecurity Inst~ument, foreclosure by judicis~l proceeding and sale of the Prope~ty. The notice shAll turther
inform Bor~ower of the ~ight to reinstAte after AccelerAtion And the rlght to assert in the foreclosure proceeding the n~n-
existence of a default or any other defense ot Borrower to accelerAtion and foreclosure. lf the detault is not cured on or
before the date specified in the notice, I.ender At its option ms~y ~equire imrt~ediate payment in full ot all sums secured by
this Secu~ity lnstrument without further demand and mAy toreclose this Security Instrument by judicial proceeding.
I.ender shall be entitled to collect s~ll expenses lncurred in pursuing the remedies provided in this paragraph 19~ including,

20. Lender in Possession. Upon acceleration under paragraph 19 or abandonment of the Property, Lendcr (by
judicially appointed receiver) shall be entitled to enter upon, take possession of and manage Ihe Prc~perty and to rollert the ,
rems af the Property including those past due. Any rents collected by Lender or the receiver shall be applied firtit tu
paymrnt of the costs of management of the Properry and collection of rents, including, but not limited tu, receiver's fers,
premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by this Security (nstrument.
21. Release. Upon payment of all sums secured by this Security Instrument, Lender shall release ihis Security~
Insirumcnt w~ithout charge to Borrower. Borrowe~ shall pay any recordation costs.
22. Attorneys' Fees. As used in this Security Instrument and the Note, "attorneys' fees" shall include any attorneys'
Pees awarded by an appellate court.
23. Riders to this Seeurity Instrument. lf one or more riders are executed by Borro~ver and recorded together H~ith
this Security lnstrument, the covenants and agreements of earh such rider shail be incorporated into and shall amend and
